Location, home designs, features and prices are subject to change without notice. We are pledged to the letter and spirit of the U.S. policy for the achievement of equal housing opportunity throughout the Nation. Prices and terms of purchase of any home shown are subject to change, prior sale, selected lot premiums and/or predetermined options. Prices shown generally refer to the base house and do not include any optional features. Photos and/or drawings of homes may show upgraded landscaping, elevations and optional features and may not represent the lowest-priced homes in the community. Kirbor Homes  reserves the right to make changes to its home designs and to build more or fewer homes than currently planned. Some or all of the renderings and floor plans in these materials are artists' conceptual drawings and will vary from the actual plans and homes as built. Promotional programs are typically available only on select lots, at select communities, and may not be available in conjunction with other offers. Please consult a New Home Consultant for specific price or other information for each community.

By attending this public event sponsored by Kirbor Homes ("Kirbor"), you acknowledge and agree that photographs and video recordings may be taken during the event, capturing your likeness, image, voice, and/or appearance. Your presence constitutes implied consent for Kirbor and its affiliates to use such photographs and recordings for promotional, marketing, publicity, advertising, and other commercial purposes in any media now known or hereafter developed, without additional notice, compensation, or consent. If you do not wish to be photographed or recorded, please notify event staff upon arrival; however, Kirbor cannot guarantee that your likeness will not appear incidentally.

SMS Terms & Conditions (Kirbor Homes Text Alerts)

With your consent, we send informational and/or promotional SMS/MMS messages about new communities, inventory homes, events, appointment reminders, construction updates, and service notices. Message frequency varies. Msg & data rates may apply.

Opt-in. You may enroll by: (i) submitting a website form that includes a checked-by-you consent box and your mobile number, (ii) texting a published keyword to our number, or (iii) giving verbal or written consent to a Kirbor representative. Consent is not a condition of purchase.

Opt-out. You can cancel at any time by replying STOP to any message. We will send a one-time confirmation text and stop further messages to that number unless you re-opt in (e.g., START, UNSTOP). Standard industry keywords such as STOP, CANCEL, END, QUIT, STOPALL, and UNSUBSCRIBE are honored; some providers also recognize OPTOUT and REVOKE.

Eligibility. U.S. residents, 18+. Carriers are not liable for delayed or undelivered messages.
Supported carriers. Available on major U.S. carriers; availability not guaranteed on all carriers or devices.
Changes to the Program. We may modify or discontinue the Program with notice as required by law or carrier rules.

How We Use Mobile Information (SMS)

When you provide a mobile number and consent to receive texts, we use that number solely to send you Program messages described above and to administer your preferences (e.g., honoring STOP/HELP requests, frequency caps, troubleshooting deliverability). We do not sell, rent, or share mobile numbers for third-party marketing and will not share text consent or message data with third parties for their marketing purposes. We may share mobile information with service providers (e.g., messaging platforms and carriers) only to deliver messages and comply with law/carrier policies.

Data we process for SMS. Your phone number, consent status and timestamp, opt-in source (form/keyword/agent), message logs (content, time, delivery status), and opt-out/HELP interactions. We retain these records for compliance and audit purposes for as long as reasonably necessary to operate the Program and meet legal requirements.

Your Privacy Choices & Rights

Depending on your state (e.g., Virginia), you may have rights to access, correct, delete, or opt out of certain processing. To exercise rights or update SMS preferences, contact info@kirbor.com or reply STOP to texts. We will verify your request consistent with applicable law. (Kirbor Homes operates in Virginia; see the Virginia Consumer Data Protection Act.)

Security

We use reasonable administrative, technical, and physical safeguards appropriate to the sensitivity of SMS data. No method of transmission is 100% secure; message delivery and timing may vary by carrier and network conditions.

Children’s Privacy

Our Program is not directed to children under 13, and we do not knowingly collect mobile numbers from children under 13. If you believe a child has enrolled, contact us to remove the number.
